If you’ve decided to build a new home and are at the exciting stage of finding a plan that best suits you, there are many things to take into consideration. Whether it be for living or investment purposes, firstly and most importantly you need to decide on the perfect location.

Once you’ve ticked the location off the list, and well before the building process commences, there is still a lot to keep in mind. Do you have a large family? Are you looking to build a single or double storey home? How will the floor plan match your lifestyle and any future lifestyle changes?

If you already have a block of land we will ask for current survey papers, but if you do not then we will arrange for your block to be assessed. Please read on to find out more about our building process.

Once you have spoken with D & E Feldtmann Builders about what you would like to see in your dream home, we will arrange a meeting to brief your design. The design meeting gives us time to understand your exact requirements to ensure we create a design that works best for you. From achieving the maximum use of space and value to providing you with images of how your new home will look and function, this is an important part of the development process.

After you have received your finalised floor plan and quote and are happy to proceed with your build, we will draft up what is called a Preparation of Plans Agreement. This is an agreement that is signed and submitted along with a deposit for your build.

This is the time where the real action starts to happen. Our experienced builders will take care of all the necessary earthworks, including demolition, removing rocks, levelling the ground, adding a power run, plumbing, sewerage and building the footings of your new home.

Now that the earthworks are complete and the footings of your new home are in place, we build the concrete base for your home. Your slab usually takes about 2 weeks to cure in summer and 4-6 weeks in winter. It is usually an exciting stage for clients where our builders map out the rooms on the concrete. Don’t forget to take a photo on your slab!

Time to start building up. Your bricks are delivered to the site and our brick laying team will start to map out the walls of your home. The time frame of this stage can vary, but generally takes a few weeks for completion. Our builders and brick layers will also map out window frames according to the agreed plan.

It’s time for the roof carpenters to step in and add a roof to your home. Once a roof frame is fitted the roof plumbers will install gutters and downpipes followed by Colorbond or tiles to finish off your new roof.

Now that the build itself is complete, you can watch your new home come to life with all those much-needed details. This stage of the process is when the plasterers get started on your internal walls, and add all the fittings and fixtures inside the built property.

This is where you will get to see your completed home for the very first time, and have the opportunity to inspect the end result. Also known as a Practical Completion Inspection (PCI), the final inspection is a very exciting stage for both D & E Feldtmann Builders and our clients.

There is now only one thing left to do, and that’s hand you over the keys to start the process of moving into your brand new home. Congratulations!
